Your zoning defines an outer envelope—not your final addition

R-60, R-90 and R-200 are Montgomery County residential zones. Their names roughly track the standard minimum lot size: 6,000, 9,000 and 20,000 square feet. Each zone also establishes principal-building setbacks, lot width, lot coverage and height standards.

For an addition, two numbers usually create the first test. The setback envelope limits where the building can sit, while lot coverage limits how much of the lot covered structures can occupy. The tighter limit wins. Then real-world constraints—existing house location, easements, grading, trees, drainage, utilities and buildability—reduce the conceptual maximum to a practical design.

Most important implication: a larger zone does not automatically make every addition simple, and an older undersized lot does not become larger because its zone is called R-90 or R-200. Start with the parcel, not the label.

R-200 height changes with lot area

Unlike the simple screening row above, the R-200 standard-method height limit steps up with lot size. The highest-point / mean-height limits are 35 / 30 feet below 15,000 square feet, 40 / 35 feet from 15,000 to under 25,000, 45 / 40 feet from 25,000 to under 40,000, and 50 / 50 feet at 40,000 square feet or more. R-60 and R-90 can also reach 40 feet through a Planning Board site-plan path, which is different from assuming 40 feet by right.

Conceptual math

How setbacks and coverage affect an addition footprint

Consider three intentionally simple rectangular lots at the standard minimum size. Subtract the front, rear and combined side setbacks to estimate a rectangular setback envelope. Separately, multiply lot area by maximum coverage. The smaller result is the theoretical footprint ceiling.

The table is deliberately geometric. A house rarely sits perfectly inside a clean rectangle. A narrow rear corner, angled lot line, drainage swale or utility easement can make 400 square feet in one location far harder than 700 square feet somewhere else.

Subtract the existing covered footprint

A quick second screen subtracts the existing covered footprint from the standard coverage cap. If an R-60 lot is 6,000 square feet and the existing covered footprint is 1,500 square feet, the raw balance is 600 square feet: 2,100 minus 1,500. On an R-90 minimum lot with an 1,800-square-foot existing footprint, the raw balance is 900 square feet. On a 20,000-square-foot R-200 lot with 2,500 square feet already covered, it is 2,500 square feet.

This is not the same as buildable addition area. Confirm what counts as coverage and whether a proposed location also satisfies setbacks and every other applicable rule.

A second story demonstrates why footprint and floor area should not be confused. Adding 800 finished square feet above an existing compliant one-story wing may add little or no new footprint, although height, structure and the scope of demolition still matter.

A major exception to screen early

Infill compatibility can lower the coverage limit

Montgomery County’s infill rules can apply to a lot under 25,000 square feet that was platted before January 1, 1978—or qualifies through a related re-subdivision test—when a project is a new house, removes more than half of the existing floor area, or adds more than half of the existing floor area. When triggered, special coverage limits may be more restrictive than the base zone.

For comparison, a 6,000-square-foot R-60 lot screens at 1,800 square feet under the 30% infill cap instead of 2,100 under the 35% base standard. A 20,000-square-foot R-200 lot screens at 4,000 instead of 5,000. That difference can materially change a large addition.

Beyond the base table

Six constraints that frequently change the first sketch

  1. The survey and lawful existing conditions. The designer needs reliable lot lines, house location and elevations. An older house may be lawfully nonconforming; that does not make every extension of it permissible.
  2. Infill scope and demolition. A modest addition and a project adding more than 50% of the existing floor area may face different coverage screening on the same lot.
  3. Height and topography. County site-plan guidance calls for height and topographic survey information for new houses, second stories and two-story additions in R-40, R-60, R-90 and qualifying R-200 lots under 40,000 square feet. The measuring method matters on sloped sites.
  4. Drainage and land development. Current DPS submittal guidance calls for a drainage plan when a residential addition increases the footprint by more than 400 square feet on a lot under 15,000 square feet without an approved stormwater plan. This can influence layout and site cost early.
  5. Additional approvals. Building, electrical, mechanical, right-of-way, well, septic and fire approvals may apply. A municipality, historic district, HOA or recorded covenant may add a separate review.
  6. Buildability. Foundation access, underpinning, roof tie-ins, utility service, tree protection, occupied-house phasing and temporary weather protection can make two zoning-compliant options very different construction projects.
Established building line: current DPS site-plan guidance distinguishes additions from new houses and says the established building line is not required for additions. That does not remove the normal front-setback or other parcel review.

Investment framework

The owner’s need and resale value answer different questions

A homeowner who needs a first-floor bedroom for a parent, two workable offices, a larger kitchen or enough bedrooms to stay near school and family is not making a purely financial trade. The return includes years of use, avoided moving costs, continuity and a house that functions better. That owner-use return is real even when it does not appear in an appraisal.

Resale value asks a narrower question: how much would informed buyers pay for the improved property compared with credible alternatives? It is important, but it should not erase the reason for the project.

Then add design, engineering, permits, site work and an appropriate contingency. A real estimate must price the actual drawings and existing conditions.

This is a sensitivity test—not an appraisal. The factor acknowledges that a marginal addition is not automatically worth the neighborhood’s average whole-house price per square foot.

A 500-square-foot addition: construction-cost scenarios

The following rates are deliberately broad planning assumptions, not Dena House quotes and not claims about a current market average. Small additions can cost more per square foot than large ones because foundations, roof tie-ins, mobilization, utilities and kitchens or bathrooms are concentrated into fewer square feet.

If the middle scenario supports a household’s needs for 12 years, $225,000 is equivalent to $18,750 per year, or about $1,563 per month, before financing, maintenance and opportunity cost. That is not an ROI calculation. It is a way to compare the cost of desired use with selling, buying, moving and giving up the benefits of the current location.

Market context, not an appraisal

What neighborhood sale prices suggest—and what they do not

To show why location matters, the next table applies June 2026 Redfin median sale price per square foot to 500 added square feet. The final column applies an arbitrary 75% marketability factor as a stress test. It is not a forecast of value recovered.

These medians combine the value of land, location and entire homes across different property types and conditions. The marginal value of an addition is not simply area multiplied by the area median. A poorly connected 500 square feet may contribute less; the right bedroom, bathroom or family-space program may improve marketability disproportionately. Chevy Chase’s June figure also came from a small monthly sales sample, making it especially sensitive to the mix of homes sold.

A useful resale study asks a local agent or appraiser to compare homes that match the current property and the proposed finished property: similar school area, lot, age, condition, bedroom and bathroom count, total size and renovation quality. The value range from those comparables can then sit beside—not replace—the owner-use case.

A practical home-addition feasibility checklist

  • Write the non-negotiable household need and how many years the addition should serve it.
  • Find the parcel on the Montgomery County Zoning Map ↗; note the base zone and overlays.
  • Locate the current boundary and topographic survey, plat, permit history and known easements.
  • Measure the existing covered footprint and compare base-zone and potential infill coverage.
  • Test one-story and two-story concepts; they use lot coverage differently.

Search the property address in the Montgomery County Zoning Map, then confirm the result and any overlays with the county before designing an addition. A survey or plat is still needed to locate the house, lot lines, easements and other constraints accurately.

What does lot coverage mean for a home addition?

Lot coverage is the share of the lot occupied by covered buildings and structures as defined by the zoning code. The exact calculation is more specific than finished floor area: a two-story addition may add two floors of living area while using only one floor of lot coverage.

Does R-60 mean I can automatically add 600 square feet?

No. The zone sets a maximum envelope, not an entitlement to a particular addition. Existing building coverage, setbacks, lot shape, easements, topography, stormwater requirements, trees, utilities and infill rules can all reduce what is practical or approvable.

Can a home addition cross a required setback?

Do not assume it can. Some features have limited encroachment rules, but an addition must be checked against the rules that apply to the parcel and design. Confirm any unusual condition with Montgomery County DPS or a qualified land-use professional before relying on it.

How much value does an addition add to a Montgomery County house?

There is no universal percentage.
